Preheat oven to to 375°F (190°C).
In a bowl, mix flour, brown sugar, baking powder and salt.
In another bowl, mix the rest of the ingredients.
Make a well in the centre of the dry ingredients and pour in the liquid ingredients all at once.
Lightly mix with a spatula, just enough to moisten the dry ingredients.
Fill non-stick muffin tins to 2/3.
Bake 25-30 minutes.
